Subject fundamentals
The course intends to give the student the evaluation instruments to check the economic feasibility of real estate development projects and urban transformation processes and territorial.
In particular, it is meant to develop the whole manufacturing process (from promotion to the management of the intervention), studying the aspects of tools and techniques for the evaluation that can be used in different stages of implementation.
Expected learning outcomes
- knowledge of the main factors able to define the curves of the real estate market;
- the ability to set a feasibility study;
- the ability to evaluate the convenience private (financial) or public (economic) connected with the completion of a project of urban transformation and territorial.
Prerequisites / Assumed knowledge
Does not require specific prerequisites, because the course is based on economic fundamentals-estimation of base, which are necessary to the deepening of the various arguments, which should already have been acquired by students. However the student in possession of knowledge of elementary statistics, economics and financial mathematics it is easier to follow the lessons.
Contents
The course aims to provide assessment tools and support in decision-making as part of urban and territorial transformations. In particular, we intend to analyze the whole process of realization of an operation of urban development, from the stage of discussion among the various public and private stakeholders in the design of the city alternatives to the realization and management of the intervention; deepening the theoretical and methodological issues related to the tools used at different stages. The described methods are qualitative and quantitative nature. All the theories and methods explained in the course are applied on the same case study (a small portion of the urban tissue to be transformed).
Delivery modes
The students develop three exercises, in groups.
1. Market analysis
2. Application of a Problem Structuring Method (PSM)
3. Application of a Discounted Cash Flow Analysis
The exam is oral. The student have to present a report with the three exercises, with a critical review.

Assessment and grading criteria
The final exam is oral. The assessment will take into account the results of the exercise carried out during the course in ways presented by the teacher
